1. Subject of the Call

The subject of this Call is (alternatively) expression of interest (EOI) of potential buyers/investors by
submitting a letter of intent to purchase real estate and/or submission of offers for the purchase of real
estate, namely: agricultural land in the OPG zone (farm zone) with a total area of 157,308 m2 registered in
the land registers of the Municipal Court in Split, Land Registry Department Stari Grad, k.o. HVAR and
described in Attachment I of this Call - Informative brochure (published at: tnik-
)

Note:- Precise land registry data and all necessary documentation will be presented to the applicant of
the letter of intent/bidder in the further sale process, after initial interview and evaluation of the
seriousness of the letter of intent/offer.

2. Short description of the property

The property in nature is an agricultural land with a total area of 157,308 m2, located on the northern side
of the island of Hvar (approx. 3 km from the City of Hvar), above the bay and at a distance of approx. 70 m
from the sea (coastline). The land has direct access to a public road. In the immediate vicinity of the land
there are utility installations (water, electricity, sewerage, telephone).

According to the provisions of the Spatial Planning Act (`Official Gazette`, number 153/13, 65/17, 114/18,
39/19 and 98/19) and the Spatial Planning Plan of the City of Hvar (`Official Gazette of the City of Hvar`,
number 6/ 19) the land is located outside the construction area in the area of the protected coastal area
(ZOP) where the construction and reconstruction of a building with a construction (gross) area of above-
ground parts up to 400 m2, maximum height of up to 5 m and/or a fully buried basement of up to 1000 m2
of gross construction area is allowed at a distance of at least 100 m from the coastline on one or more
cadastral parcels with a total area of at least 3 ha. Considering the area of the land, it is possible to build
a total of up to 2,000 m2 of gross construction area above ground and 5,000 m2 of a fully buried
basement.

3. Conditions of the Call for Expressions of Interest (EOI) for the purchase of real estate

By publishing this Public Call for expressions of interest (EOI) in purchasing real estate, all interested
individuals and legal entities are invited to express their interest in purchasing the described real estate
by submitting a letter of intent with full information of the applicant.

An interested buyer can express his intention to buy part of the real estate (land), but in an individual area
of no less than 3 ha (30,000 m2). In the letter of intent, it is necessary to emphasize whether the intent to
purchase is expressed for the purchase of all or part of the real estate.

After expressed interest, negotiations will be initiated with the interested buyer due to close the
purchasing agreement (contract).

The property is sold in its current state on `As is where is` basis.

This Invitation does not oblige the lawyer Stjepan Misbrener or the owners/sellers of the real estate to
enter into negotiations with the interested buyer or to sell the real estate.

4. Conditions of the Call for offers for purchase of real estate

By publishing this Public Call for the submission of offers for the purchase of real estate, all interested
persons and entities, legally capable of being owners of agricultural land, are invited to submit a binding
or non-binding offer for the purchase of the described real estate.

Attorney Stjepan and the sellers of the real estate exclude responsibility for any material
and/or legal defects of the real estate, as well as responsibility for possible inaccuracies in the data
published in this Call or in Attachment I of this Call - Informative brochure.

All costs related to the conclusion of the purchasing pre-contract and/or contract, notary certifications,
costs of registration of ownership rights and real estate sales tax are borne by the buyer in full.

All the rights and obligations of the seller and the selected bidder (buyer) will be clearly and precisely
determined by the real estate purchasing pre-contract or contract.

The right is reserved to request evidence of financial capacity from the bidder.

The right is reserved, without giving reasons, not to accept any of the received offers.

The right is reserved to revoke this Public Call at any time.

5. Duration of the Public Call

This Public Call for expressions of interest (EOI) to purchase real estate, as well as the Public Call for
submitting offers for the purchase of real estate, shall last until revocation/cancelation.

The right is reserved to revoke/cancel this Public Call at any time.

6. Submission of the letter of intent and/or purchase offer

Precise information about the land and the owners (extract from the land registry, extract from the
cadastral plan, extract from the deed of title and location information-construction rules) will be
presented after preliminary contact and assessment of the seriousness of the interest/offer. The
conditions of the tour/visiting the land and compensation of related costs are agreed separately in each
specific case.

The price is determined according to the criterion of the most favorable offer according to the submitted
letter of intent/offer to purchase the property, or in individual negotiations with the interested buyer.
